The website orbita-apartments.com is owned and operated by LLC «Orbita Apartments» (Georgian: ШПС «Орбита Апартментс»), identification number 445845774, incorporated on 22 June 2026 at the National Agency of Public Registry of the Ministry of Justice of Georgia, registered address: Angisa I shesakhvevi St., bldg 61, Batumi, Georgia. Director and sole shareholder — Giorgi Shalikadze.

On the website we present apartments in the residential complex Orbi City (Batumi, Georgia) for:

• sale (acquisition of ownership);
• long-term rental;
• short-term (nightly) rental.

By using the website, you agree to these Terms. If anything is unacceptable to you, please do not use the website.

2. What you may do on the website

• View information about the apartments, prices, rental yield, complex infrastructure
• Submit enquiries through the contact form
• Use the rental-yield calculator for a preliminary estimate
• Book the «3 nights to get acquainted» programme — a complimentary stay for an in-person tour
• Contact us through the listed channels

3. What you may not do

• Use site data for commercial purposes without prior written permission from LLC «Orbita Apartments» — copying descriptions, photos, prices for resale through your own channels
• Run automated parsers, scrapers, bots to mass-collect data from the site
• Attack the site — attempt to bypass security, gain access to other people's enquiries, infrastructure, databases
• Submit knowingly false data in the contact form — other people's phone numbers, false names, abuse
• Use the site to send spam via the contact form

In case of violation we reserve the right to block access to the site and refer the matter to the law-enforcement authorities of Georgia.

4. Information on yield and conditions

All figures shown on the site are indicative:

• Rental yield (7.5–8% per annum) is calculated based on average performance of the Orbi City complex and is not a promise of a specific result
• Prices and floor areas of apartments may change
• The yield calculator is a preliminary estimation tool, not a financial forecast

The website is not a public offer within the meaning of Article 329 of the Civil Code of Georgia. The specific conditions of each transaction are recorded in an individual sale or rental agreement signed by the parties.

Make your purchase decision based on personal inspection, legal due diligence, and your own financial planning.

5. Intellectual property

All site materials — texts, photographs, videos, renders, floor plans, design, graphics, logos — belong to LLC «Orbita Apartments» and/or partners who provided the materials.

Without prior written permission, you may not:

• Use them in your own advertising, presentations, printed materials
• Resell or transfer to third parties for commercial purposes

Allowed: personal non-commercial viewing, citation with attribution and an active link to orbita-apartments.com.

6. Limitation of liability

7. Governing law and dispute resolution

These Terms are governed by the law of Georgia.

Disputes that cannot be resolved by negotiation within 30 calendar days of a written claim are referred to the courts at the place of registration of LLC «Orbita Apartments» in Georgia (Batumi City Court).

Consumers from European Union countries retain the additional rights provided by local law and the right to bring an action in the court of their place of residence — these rights are not restricted by these Terms.

8. Changes to the Terms

We may update these Terms. The current revision and date are shown at the top. Material changes are published on the site at least 14 calendar days before they take effect.

Continued use of the site after publication of the new Terms constitutes your acceptance of them.
