1. What cookies are
Cookies are small text files that the website saves in your browser on your first visit. They help the site work (for example, to remember the language you chose) and to collect anonymised statistics about visitor behaviour.
Cookies are a tool, not a threat. But we are obliged to tell you which cookies we use and why, and to give you the option to refuse those you do not need.
2. Which cookies the site uses
2.1 Necessary (always on)
Without these the site does not work.

2.2 Analytics (with consent)
These help us understand which pages interest visitors, where they spend time, which apartments they view more often. Based on this we improve the site.

2.3 Marketing (planned, with consent)
At the time of publication, marketing systems (Meta Pixel, Google Ads) are not connected to the site. When they are, we will update this page and the Privacy Policy in advance.
3. How to manage cookies
3.1 On our site
On your first visit you see a banner with three buttons:
- Accept all — enables necessary + analytics
- Necessary only — keeps only the necessary ones
- Customise — lets you enable or disable each category separately
You can change your decision at any time. Use the link «Cookie settings» in the site footer.
3.2 In your browser
You can disable cookies in your browser settings. Note: if you fully disable necessary cookies, the contact form and the language switcher will not work.
4. Withdrawal of consent
You can withdraw your consent at any time:
- Via the «Cookie settings» link in the site footer (recommended)
- By deleting cookies in your browser settings
- By writing to orbita.apartments38@gmail.com with the subject «Withdrawal of cookie consent»
After withdrawal, analytics scripts are unloaded and previously stored cookies are removed.
5. Transfers to third parties
Analytics services (Yandex.Metrica, Google Analytics 4, Microsoft Clarity) process data on their own servers under their own privacy policies:
We do not pass your contact data (name, phone, email) to analytics services — only anonymised visit data.
